During escrow, the commission split 50/50 (up to $40k). The buyer's portion will be applied towards updates or buyer closing costs assistance. Restrictions can be any regulatory restrictions placed on the purchase. An example would be, lender allowable credits. Restrictions encumber all funds that do not allow the buyer credit from Brittany Leighton to be distributed to the buyer during the escrow process, as money is not transferred between Realtor and buyer after escrow closes.

There should be absolutely no reason to purchase a new home and not utilize this inventive. It is cash in the buyer's pocket or beautiful upgrades; whichever the builder allows and/or what the buyer prefers. It truly is a win/win scenario all the way around.

New homes work on a referring agent bases and will typically pay 2-3% of the purchase price of the new home, as a referral commission to a Realtor, simply for referring the buyer to the new home community. Brittany will give 50% of that commission back to the buyer, up to $40k (restrictions may apply due to allowable credits, etc.).

It is recommended that the home buyer tells the new home community that they are represented by a Realtor on their first visit to the new home community. The first visit is truly the only time a new home builder is required to honor the Realtor relationship. If the buyer is unable to mention the Realtor on their first visit; it is recommended that the buyer lets them know before an offer has been agreed upon to attempt at having them honor the Realtor relationship.
